The industrial areas of the South Bronx/ Mott Haven have been rezoned to residential in the last ten years. Developers are now building luxury apartments into this neighborhood. The appeal is low rents ($4395/ month in Manhattan, $3400 in Brooklyn, $2950 in the Bronx), short commutes downtown, new facilities, and waterfront views of the skyline. This has produced the highest online traffic for rentals in the Northeastern US.

Great stuff, entropy. And every reason you stated is why Mott Haven/ Port Morris were developed the first time, in the 19 Century. What goes round...
